Cazar, the advisor you never thought to hire

Whether you've bought at this level before or you're about to for the first time, you likely picture the same path: find the right property, negotiate well, close. It's the path almost everyone takes. It's also the one almost no one questions.

Look at who's in the room.

The only advisor present is paid by the seller, to secure the highest price possible from you. You negotiate against a number they chose, on a field they prepared, with the information they control. You might win the negotiation.

You'd still never know what winning could have looked like with someone on your side of the table, because there isn't one.

There rarely is.

That's precisely why the system feels like it works.

You'd never let the other side's lawyer draft your contract. You don't share a banker with the person selling you the asset. In every decision that carries weight, you insist on an advisor whose loyalty is yours alone.

Property is the one place almost everyone makes an exception.

The largest purchase of a lifetime is advised by the other party.

Universal, and hard to defend.

And representation matters long before a price is negotiated.

It shapes which properties you see, how their value is assessed, what questions are asked and, sometimes more importantly, which opportunities you are advised to leave behind. The difference is not simply having someone negotiate harder, it is having someone evaluate the entire acquisition from your side.

A buyer's agent isn't another estate agent

A buyer's agent is the correction.

Not a better version of the agent you'd otherwise use, but the opposite kind of professional.

No portfolio. Nothing to sell you.

Paid by you, only by you, and only when you acquire.

With no inventory to prioritise, the search starts with the buyer rather than with the properties available to sell.

The brief defines the market to explore, not the other way around. Free to search the whole market, including what never reaches a listing and free to do the one thing a seller's agent never can: tell you the price is wrong, the moment is wrong, or that the right move is to walk away.

Experience doesn't remove the imbalance. Even the most seasoned buyer is still negotiating against a professional whose job is to represent the seller. The difference is having someone equally committed to representing you.

Why local expertise matters

In Europe, having someone on your side is only part of the equation.

Having the right person, in the right market, is just as important.

There is no single European property market, no shared registry, no universal way of buying. Each country, and often each destination, has its own rules, relationships and ways of doing business.

A great professional in Milan may be a stranger in Ibiza, an expert in Lisbon will not have the same access, instincts or local knowledge in Courchevel.

And in the most sought-after markets, what is publicly available is only part of the picture. Some of the best opportunities never reach a property portal. They circulate privately, through relationships built over years between agents, owners and other trusted local professionals.

Access matters, but so does the ability to read a market properly: to know what a property is really worth locally, whether its scarcity is genuine, how much room there is to negotiate, and when an opportunity deserves to be pursued.

Being well represented therefore isn't simply about finding a good buyer's agent.

It's about having the right expert in each market: someone independent, deeply rooted in the destination, with the local knowledge and network to search beyond what is publicly available, while working exclusively in your interest.

This is what a Maison de Chasse is.

It's what Cazar was built to be.

The question isn't whether you know how to buy property. It's whether, for your next acquisition, you want to be the only person at the table without someone representing your interests alone.

If you're considering an acquisition in Europe or Marrakech, let's discuss your project and what having someone exclusively on your side could change.
