Frantz, Marrakech


Marrakech wakes slowly. 


The first rays of light slide across the ochre ramparts, the gardens still breathe jasmine and orange blossom, and the heat has not yet reached the pathways of the Palmeraie. It is in this gentle light that the first visit begins.


The first time Frantz steps through the door of Villa Boccara, he says nothing for a long time. He places his hand on the pisé wall, still cool from the early morning, looks up at the height of the ceilings, and murmurs simply: “It’s beautiful”.


From a man who has spent thirty years negotiating multi-million construction projects without flinching, that silence is worth more than any declaration.


Frantz is German. Self-made. A fortune built brick by brick in the construction industry. A handshake that leaves no room for doubt, a gaze that assesses everything, a person, a wall, a deal, in a matter of seconds. He already owns residences on three continents.

But it is here, in Marrakech, that he wants to lay down something different: a place where his wife, who is Moroccan, can rediscover the scent of her childhood, where his children will grow up in summer to the sound of birdsong in the Palmeraie.


That day, in the Triangle d’Or, everything seems preordained. His wife runs her hand across the moucharabiehs, and smiles for the first time since the beginning of the trip. She lingers on details no one else notices: the light falling through a patio, the quiet murmur of a fountain, the shadow of an olive tree, the scent of orange blossom. For her, this visit awakens memories. For Frantz, it already feeds a projection.


Discussions move quickly. An appointment with the notary is set.


The evening before the signing, Frantz calls our expert: “The volumes aren’t for me”.

No further explanation.


For most, the matter would have ended with that curt phone call.

Not for our Expert.


In the years that follow, Frantz returns to Marrakech the way one returns to an unresolved question. He lands, leaves, comes back again. Each visit, a new appointment, a new viewing: a riad hidden behind a studded door in the medina, an estate with century-old gardens, a palace one can only visit by recommendation.


He advances, retreats, hesitates.


One day, standing before a nineteenth-century house with an unmistakable soul, he remains rooted in the inner courtyard for a long while, saying nothing, then delivers his verdict:

“Too loaded. I don’t want to live in someone else’s past”.


The phrase stays, enigmatic, in our Expert’s memory. She does not know it yet, but she has just heard, without understanding, what he is truly looking for.


The most striking episode takes place in the Palmeraie, on an estate of more than two hectares. Frantz is enthusiastic. He engages in discussions, goes as far as the notary. And there again, at the very last moment, he pulls back without a word of explanation, just a brief message: “Not yet”.


Our expert could have let it go. Most would have. 


She continues.


Over the course of his visits, she becomes more than a property expert: she is the one who can track down the impossible vintage for an impromptu dinner, the one you call on a Sunday evening for advice about a neighbourhood, the one whose availability never falters. A trust takes shape, built on small gestures rather than grand statements.


More than a year after his withdrawal from the Palmeraie estate, which he had visited, at the time, with another agency, our expert calls him back.


“I want to show you something. One more time.”


Frantz sighs on the phone, almost amused: “You are more tenacious than I am.”


He accepts.


When he walks back through the gates of the Palmeraie estate, something has changed in the way he moves. He is no longer looking at the volumes, the style, or the history of the walls. He is looking at the light falling between the century-old trees, the silence of the place, the space that all of this could become.


For a few minutes, no one speaks. After so many viewings, our expert recognises this silence. This time, it holds no trace of doubt. It resembles a certainty taking its time. She watches him stop at the centre of the grounds, close his eyes a second too long for it to be coincidence, then say, as though announcing a decision made long ago:


“This is it.”


The sale concludes a few weeks later.

A figure that places it firmly among the most significant transactions the Palmeraie has seen.


But what Frantz buys that day is not a villa. It is a blank page.


He takes a radical decision: demolish the existing house and build, in its place, a residence designed entirely around his family. And it is only at that moment that our expert finally understands the phrase he spoke years earlier, standing before the history-laden house:


Frantz was never looking for a place that already carried a story.

He was looking for a place where he could write his own.


This transaction is a reminder of an essential truth about the prestige property market in Marrakech: the right property does not exist without the right moment.


Here, important decisions are built over the course of visits, silences, and sentences that are only understood years later. Marrakech is a city of coups de cœur, and that is precisely what makes each acquisition unique: behind every one, there is always a personal story.
