It happens more often than you might think.
An exceptional property appears on a portal and, less than 48 hours later, it is already gone. An offer has been accepted, discussions are underway, and you barely had time to consider whether it could have been the right one for you.
The natural reaction is to assume you were simply too slow. Perhaps you should have checked the portals more often, set up better alerts or contacted the agent as soon as the property appeared. Yet at the upper end of the real estate market, those 48 hours often tell only a small part of the story.
By the time you discovered the property, it may already have been circulating discreetly among a small number of professionals and qualified buyers for several weeks.
Before a luxury property becomes publicly visible
Most buyers naturally think of a property's arrival on a portal as the moment it becomes available. In luxury real estate, however, the path towards a public listing is rarely quite so straightforward.
For owners of exceptional homes, discretion can be as important as exposure. Some have no desire to see their property widely advertised, while others prefer to test interest among a carefully selected circle before considering a public launch. An agent may therefore begin by speaking to trusted contacts who already represent buyers looking for precisely that type of property, in that location and at that level of the market.
By the time a listing becomes visible online, conversations may already have taken place and potential buyers may already have been introduced to the property. In certain cases, viewings will have happened before the wider market even knows that the opportunity exists.
This does not mean that every exceptional home changes hands privately. Many highly desirable properties are publicly marketed and successfully acquired through the open market. But in luxury real estate, public and private channels constantly overlap, and a property portal can only ever offer a partial view of what is available, or about to become available, at a given moment.
The market beyond the portals
At this level of the market, access is built largely through relationships, reputation and a detailed knowledge of what buyers are actually looking for.
Some properties are genuinely off-market and may never be advertised. Others are pre-market: a public launch is planned, but selected buyers are approached beforehand. And some are publicly available from the beginning, yet reach relevant buyers almost immediately because their searches are already known to the professionals closest to that market.
This becomes particularly important when the brief itself is highly specific. A waterfront villa in a particular part of Ibiza, a historic property in Mallorca or a home overlooking Lake Como cannot simply be replaced by the next listing that appears. As criteria around location, architecture, views, land and lifestyle become more precise, the number of properties capable of genuinely answering the brief becomes increasingly limited.
In that context, access becomes a genuine advantage. Not because there is a secret inventory reserved for a privileged few, but because a search that is already known within the market can be matched with opportunities before, or as soon as, they become widely visible.
Why some buyers are already one step ahead

When an exceptional property disappears within a few days, it is easy to assume that another buyer simply moved faster. Sometimes they did, but speed alone rarely explains why they were in a position to act.
Their search may already have been active for months. Their criteria may have been refined through previous visits and conversations, while local professionals already know what would and would not, be relevant to them. Their financing, legal considerations and advisers may also have been anticipated well before a specific property came into view.
By the time the right opportunity emerges, these buyers are not discovering the market at the same time as the property. They already understand what is rare, what is realistically available within their budget and where compromise may or may not be necessary.
This preparation changes the nature of the decision.
Rather than rushing because a property might disappear, they are able to assess it quickly because much of the work required to understand the opportunity has already been done.
Access gets you there earlier. Preparation allows you to act.
Early access can make a considerable difference when the supply of exceptional properties is limited. But its real value comes when the buyer is also ready to evaluate the opportunity with clarity.
A precise brief makes it easier to recognise whether a property genuinely fits the project. A detailed understanding of the local market helps put its positioning and asking price into perspective. Having financing, legal considerations and the right advisers anticipated means that the practical questions surrounding an acquisition do not all arise at the last minute.
This is particularly important in international luxury real estate, where buying a property can involve different legal frameworks, financing structures and local practices. Being introduced early creates an opportunity; being prepared makes it possible to approach that opportunity with confidence.
The strongest position therefore does not necessarily belong to the buyer who reacts fastest. It belongs to the buyer who entered the market earlier and did the necessary work before the right property appeared.
The search starts before the property appears
Property portals remain useful, even at the highest end of the market. They provide visibility into publicly available stock and help buyers understand how asking prices and supply are evolving. But they cannot, by definition, show properties that are circulating privately or conversations taking place before a public launch.
