From Renting to Owning: the journey most luxury travellers don't plan

It almost always starts the same way.
A family rents a villa for a summer holiday. Maybe in Tuscany, maybe on the French Riviera, maybe on Lake Como.
The villa is beautiful. The week is perfect. The children swim in the pool every morning. The parents drink wine on the terrace every evening. For seven days, life feels exactly how it should feel.
On the last morning, packing suitcases, someone says it. Usually quietly, almost to themselves: "We should just buy a place here."
That sentence is the beginning of a journey that most luxury travellers don't plan, don't expect, and don't know how to navigate. I've seen it hundreds of times.
First at Le Collectionist, where I spent six years building the real estate department, watching guests fall in love with destinations through rental experiences. Now at Cazar, where we've built an entire model around catching that moment and turning it into a well-executed acquisition.
The rental-to-ownership pipeline
The journey from renter to owner is one of the most powerful dynamics in luxury real estate, and one of the least discussed.
The traditional real estate industry focuses on people who are already actively looking to buy. They have a budget, a location in mind, a timeline. These are qualified buyers, and every agent wants them. But there's a much larger population of potential buyers who don't know they're buyers yet.
They're travellers.
They rent luxury villas, they stay in five-star hotels, they experience destinations at the highest level. And through that experience, over one trip or several, the idea of owning takes root. The problem is that nobody is designed to catch this transition.
The rental company provides the villa and the experience, but selling real estate is not their business.
The local agents represent sellers, and they're waiting for active buyers to come to them. And the traveller, who has just spent a week imagining a different life, goes home and the idea fades. Until the next trip. And the next. And eventually either they act impulsively and buy the wrong property, or they never act at all.
This gap is enormous. And it's exactly where Cazar operates.
Why the moment matters
The transition from "I love this place" to "I want to own here" is emotionally charged but informationally empty. The person feeling it has no idea what properties are available, what they cost, how the purchase process works in that country, who to trust, or even whether owning makes more financial sense than continuing to rent.
What they need, in that moment, is not a listing. It's a conversation. Someone who understands the destination, who can answer the questions they don't yet know to ask, who can help them figure out whether this impulse is the beginning of something real or a beautiful holiday emotion that will pass.
That conversation rarely happens, because the ecosystem isn't built for it. Rental companies don't sell property. Agents don't nurture long-term relationships with people who might buy in two years. Concierges make restaurant reservations, not real estate introductions.

Our partners don't need to become real estate experts. They just need to recognise the moment and make an introduction. When a client mentions that they've been thinking about buying, when they ask about property prices over dinner, when they come back to the same destination for the third year in a row, that's the signal.

What most travellers get wrong
The biggest mistake I see from travellers who decide to buy is moving too fast in the wrong direction. They had a great week in Bellagio, so they call an agent in Bellagio. That agent shows them three properties. They like one. They make an offer. Three months later they own a property they chose from a pool of three, in a market with hundreds of options they never saw.
The second mistake is assuming that the destination they rent in is the same destination they should buy in.
Renting is about the experience.
Buying is about the experience plus the investment, plus the practicalities, plus the long-term vision.
The village that's perfect for a summer rental might not be ideal for ownership. The property that photographs beautifully might have structural issues. The asking price might bear no relationship to market value.
The third mistake is doing it alone. In every European luxury market where we operate, the buying process has complexity that rewards local knowledge and punishes improvisation. Legal systems, tax implications, building regulations, cultural norms around negotiation. These things vary from country to country and sometimes from village to village. Without someone local, experienced, and exclusively on your side, you're navigating blind.
